Estate-Settlement

Estate Settlement Appraisal

Estate appraisals are commonly ordered within six months after the death of a loved one or the inheritance of a property. On occasion, an appraisal may be ordered immediately, and other times it may take as long as a year or more.

Retrospective appraisals are common in estate settlement situations. These involve establishing a fair market value based on a prior date, which is typically the owner’s date of death. Current value appraisals are frequently ordered with a retrospective appraisal if the client plans to sell the home or settle with heirs.

MCB Valuation is always happy to speak with your attorney or accountant to clarify exactly what’s required for your situation. Each estate situation is different and the type of the appraised value depends on the particular needs of the Estate.

Real Estate Appraisal for Divorce

We at MCB Valuation understand divorce can be exhausting, with many decisions throughout the process. You have several options for determining your home’s value; however, appraisers are held to higher standards, including the Ethics Rule, which sets forth the requirements for integrity, impartiality, objectivity, independent judgment, and ethical conduct. You can be assured that the quality and support of the appraisal are defensible in court while maintaining discretion throughout the process.

PMI Removal Appraisal

PMI (Private Mortgage Insurance) is the protection the borrower pays to the lender if the mortgage loan is typically more than 80% of the home’s value. Once you reach 20% equity in your home through upgrades, appreciation, or paying down the principal, you can request the lender to cancel the private mortgage insurance. In most cases, the lender will need an appraisal by a state certified appraiser. Before ordering an appraisal, clarify with your lender if they have restrictions on selecting an appraiser.

Pre-listing-and-FSBOs

Pre-listing and FSBO Appraisals

Whether you’re a homeowner selling your property or an experienced realtor trying to establish a fair list price, it’s often difficult to sift through all of the market data to determine an accurate value for your home. Ordering a pre-listing appraisal will help you determine an accurate list price for your property. Overpriced homes attract fewer buyers, which means less or possibly no offers. A full appraisal may or may not be needed. Often a more limited valuation or market analysis report is appropriate.

Home Measurement Service

All too often, the gross living area reported on public records differs from what actually exists. We recommend professional home measurement services on listings. Measurements are used for purposes including house valuation and tax protests. We offer two options:

Home Measurement

The home measurement service provides an accurate measurement of the gross living area (GLA) and room labels. This method is designed to provide the homeowner with an accurate solution for determining the GLA.

Detailed Floor Plan

A detailed floor plan is an inexpensive tool for marketing the home. The tools we use for this service show the home's gross living area (GLA) with approximate locations of interior walls, doors, windows, fixed furniture, and appliances. This service is ideal when selling a home.

Bankruptcy

Bankruptcy Appraisal

It is essential to be as accurate as possible when conducting a bankruptcy residential real estate appraisal. Significant inconsistencies in the value of a home can create potential problems in a bankruptcy case. Ordering an appraisal from an independent Certified Appraiser can help to avoid this sort of situation.
